Overview
This document outlines the revised user flow and MVP strategy for Swivvy. Based on our
current pitch deck, updated product vision, and latest Figma design references, the MVP
simplifies user engagement around one clear value: enabling users to unlock capital now
— fast, performance-based funding with no project gating. Lending is the product, powered
by real-time eligibility driven by the FLOW™ Score and Net Rent Flow™. Vendor-enhanced
offers are an additional value layer.

What is the FLOW™ Score?
The FLOW™ Score is Swivvy's proprietary metric designed to evaluate the real-time financial
health and risk of a rental property. It combines key operational metrics into a single, actionable
score used for underwriting, monitoring, and advance sizing.
Each component is weighted based on its contribution to overall rent flow stability and is
designed to be updated monthly using data pulled directly from your property management
system (PMS).
FLOW™ Score Components (100 Points Total)
● Example: 47 out of 50 units occupied = 94%
● Description: Measures how consistently the property stays filled. A high, stable
occupancy rate indicates reliable cash flow.
● Example: One tenant contributes 8% of rent roll = 92% diversity
● Description: Evaluates concentration risk. More tenants contributing smaller portions =
more stable rent flow.
Net Rent Flow = (Rent Collected + Fee Income) - (Maintenance + Utilities + Admin + Mgmt
Fees)
Stability = Standard Deviation of Net Rent Flow over past 6 months / Average Net Rent Flow
● Scoring:
○ < 5% deviation: High stability
○ 5–15% deviation: Moderate
○ 15% deviation: Volatile
● Description: Captures cash profitability after recurring costs. The steadier your rent
income after costs, the better.
● Example: Blend of TransUnion/Experian scores or internal scoring from rent payment
history
● Description: Higher-quality tenants = more reliable payments and lower churn risk.
● Scoring:
○ < 20% = Low risk
○ 20–50% = Medium risk
○ 50% = High risk
● Description: Measures potential cash flow disruption. A more staggered lease schedule
reduces risk.
